Rooted in the principles of the triple bottom line—social, environmental, and economic sustainability—the development promotes well-being, connectivity, and climate-conscious design. It seeks to create a people-focused, landscape-led neighbourhood that integrates with the existing Staunton and Corse community while improving the resilience and identity of the wider area.
Community
At its heart, The Swan is a place for everyone. A new community hub, edible gardens, an orchard, sensory gardens, and play areas will foster shared experiences and intergenerational activity. Pedestrian pathways connect through a green ecology corridor, offering leisure routes such as a wildflower walk and pond viewing area. These features enhance both social interaction and ecological value.
Housing Mix (Affordable and Self-Build)
The scheme provides 17 homes across a mix of affordable, shared tenure, and self-build plots. 40% are affordable, including four 1-bed apartments, two 2-bed bungalows, and one 4-bed family home. The remaining plots are designated for self-build, with a plot passport guiding future proposals. This flexible approach empowers residents and supports a diverse, inclusive community.
Landscape Strategy
Set within 1.38 hectares, the masterplan dedicates 0.93 hectares to public open space, with an additional 0.63 hectares for perimeter ecology and drainage. A blue and green infrastructure network enhances Biodiversity Net Gain beyond 10%, ensuring nature and community coexist. Garden spaces, low-impact drainage, and thoughtful planting further reinforce the environmental resilience of the site.
